The project compromised a new six storey over basement office building on a brownfield site in the south city central business district. The breakdown of uses comprised 15No. apartments; 11,000sqm of Office space and 850sqm of retail space. The overall building comprises 16,000sqm new build mixed use development.

Warehouses and residential units that occupied the site were demolished and a new basement was constructed using a secant pile wall which also supports loads from the building in the permanent condition.

A reinforced concrete structure with a grid of 11m x 10.15m was chosen after careful consideration of the Client brief, Architecture and extensive consultation with other members of the Design Team. The chosen grid and was to provide large clear span spaces and the possibility of exposed concrete slabs as a feature within the office environment.

The structure was designed to accommodate an additional two stories of office added above the structure with no impact or works on the structure of the existing building.

The Client brief called for a large flexible workspace at ground floor level as a gathering/event space which was achieved by the introduction of transfer structures to minimise the number of columns. This space can accommodate 600 people at a single event making it extremely flexible event space.

The project was delivered through BIM to Level 2 and achieved LEED Gold standard (first mixed use project in Ireland with a residential component to achieve LEED certification).
